The land is finite. Despite Canada being a large country, Toronto and the surrounding Greater Toronto Area will continue to see a push towards higher densification due to land use restrictions and zoning considerations. The Toronto real estate market has a finite number of single-family home options, while at the same time the population of persons looking to live here will continue to grow. This has led to upward pressure on home prices due to a scarcity of products and an abidance of demand. While real estate markets will cycle due to elements like bank lending rates and economic considerations, in the long run, Toronto and the surrounding GTA will continue to see prices increase in the long run as more people arrive who require shelter and eventually want to buy into the Canadian experience of being a homeowner.

Real Estate offers some additional incentives that place it above other types of investment options. A property can be used as both a residence and an investment (and while you can live in your home, you can’t live in your GICs or ETFs). From a tax perspective, your primary residence is one of the few assets you can sell without incurring any losses due to Capital Gain (there is no income tax on the sale of your Primary residence). In addition to living in your property, you can improve it, expand it, and potentially monetize it by renting it out.
